Yearly membership dues must be remitted by February 29 of the current year to ensure membership status remains current.

As a paying and honorable member of Lakewood Hills Property Owners Association you, and any fellow tenants or family members in your household, agree to the rules and regulations as stated
below. Any visiting guests also agree to these rules and will respect our amazing neighborhood.

 

General Property Rules:

• You will respect neighbors and be a good neighbor.

• You will use common spaces with respect and clean up after yourself.

• You will clean up after any pets if you walk or exercise them in the neighborhood.

• You will report any abusive or destructive behavior occurring in common spaces to the board and or police.

• Please be respectful to clubhouse renters and park in the small parking lot in front of 8 Kiahs Way or in the large parking lot while using the beach and field.

 

Beach Rules:

• The LHPOA Spectacle Pond Beach is for paying members.

• You swim at your own risk.

• No Dogs are allowed on the beach from May 15th - Sept. 15th. You Must Clean Up dog waste.

• Children under 14 Must be accompanied by an adult.

• Guests of members should be accompanied by paying members they are guests of.

• No Lifeguard is on duty. 

• No fishing is allowed from the dock or near it.

• Glass containers are prohibited.

• You are responsible for your own trash and recycling if the beach shed is not open.

• No Smoking  /  No Fires  /   No Fireworks

• No Horseplay on the docks or beach.

• Boats Must Be Registered LHPOA vessels.  

• Registered Kayak/Canoe Stand vessels can be stored year-round in their specific paid slot.
  Registered Beached

• Boats are allowed from April 1st to October 15th.

• Registered Winter Boats can be stored in designated areas with winter fee.

• Any vessels not registered for Kayak Stands or for Winter Beach Storage Shall be considered
  abandoned; they will be removed and donated after November 1st of each year.

Clubhouse Use & Rentals:

Clubhouse Rentals are for paying Lakewood Hills Members only and community events.
Any abuse of the clubhouse may incur a loss of membership rights and being billed for any damages.

• The clubhouse must be cleaned appropriately after each rental and keys returned within 48 hours.

• Fees will be incurred for any issues with cleaning, improper close-down, damages, etc.

• All recycling from clubhouse rentals will be taken home and discarded by the renters.

• Recycling Does Not go into our community dumpster.

• Parking in front of the clubhouse is prioritized for renters, especially on summer weekends.

• Please be respectful to clubhouse renters and park in the small parking lot in front of 8 Kiahs Way or in the large parking lot while using the beach and field.

Membership:

Annual fee: $205.00

Due: February 29, 2024

We prefer to take digital payments for your annual membership fee. This price includes a nominal $6.00 processing fee.

All members must fill out and sign the annual Membership Contract in order to be a Lakewood Hills member in good standing.
